Overview:

This is a project on 151 acres zoned for 4 homes per acre.  The property is along Lemmon Valley Drive north of Deodara Road.  The North Valley Area Plan of 2010 allows for higher density.  The developer plans 538 lots on the level portion.  The lots will be exceptionally small: 5,000-7,000 sqft with is a density of (9.6 – 6.9 homes per acre).  The design includes 4 “villages” with a new main road: Prado Ranch Parkway.  The development will include 10 acres of open space, 4 parks and no streetlights.  The design is outside the 100 yr floodplain with 254 acres for “offset” space.  Retention ponds will be dug into the offset space while excavated soil will be used for the grading.  The development is on property annexed by the City of Reno.

Concerns:

  • The property is presently under water (2/12/18).
  • The density is too high for the rural area.

History:

The CAB considers the density too high for the area.  The comments will be forwarded to the Planning Commission.
