Bella Vista Ranch II utilizes a property near the Southeast Connector north of Damonte Ranch just south of South Meadows Parkway.  It is bounded on the West by Steamboat Creek.  It is among the properties that fill the space on the east side of the Truckee Meadows from Damonte Ranch to Hidden Valley.  Most of those properties were part of the original Daybreak project.  Bella Vista Ranch II was not part of the Daybreak project.

16 acres, 45% is designated as Open Space.  This is the part of the property most vulnerable to flooding by Steamboat Creek.
